7Right to Rent check

British or Irish citizens can upload a passport. Otherwise, provide a share code with photo ID, or two documents from the Government's Right to Rent list.

Your documents are sent securely and only seen by our team. We never email them, and we delete unsuccessful applicants' data after six months.

10Conditions of reservation

Please read these carefully before you submit.

  1. To reserve the property I will pay a holding fee equal to one week's rent. This is used as my deposit and protected by the Deposit Protection Scheme (DPS) once the tenancy begins; any interest earned belongs to the agent.
  2. The property will not be offered to anyone else for one month. I understand I'm expected to start paying the agreed rent 30 days from the date on this form.
  3. If I cancel, or if the checks are not satisfactory, the reservation may be cancelled and I may lose my holding deposit — for example if I provide false or misleading information, fail a Right to Rent check, withdraw, or fail to take reasonable steps to enter into a tenancy agreement.
  4. I have not been induced into this reservation by any representation about the property.
  5. This reservation depends on the signing of the tenancy agreement.
  6. During the tenancy, my contact details may be passed to subcontractors, utility companies and other related parties — for example to arrange maintenance or ensure correct billing.
  7. I give permission for six-monthly visits of the property; I will be given written notice of these.
  8. Where rent arrears or other charges remain at the end of the tenancy, my details may be passed to a tracing agent or debt collection company. Unpaid rent may affect my credit rating and ability to obtain a new tenancy.
  9. Should I wish to be released from my contract early, this is at the landlord's discretion and costs may be incurred to cover re-let fees.
